Our Fees for finding new tenants include:

Meeting with the Owner to take notes, pictures and reviewing preferences concerning tenants

Drafting an ad for the Owner’s approval

Advertising the property using free methods (i.e. online, sign on property); Also advertising by methods that have a fee attached, if desired, (fee passed onto Owner)

Receiving and sending emails, telephone calls, and texts concerning tenants

Organizing, scheduling and Interviewing potential tenants

Conducting showings of the property

All applications are to be prepared, distributed then received and reviewed

All applicants are verified using ID checks; income, employment, reference, and credit checks;

Ensuring all utilities/insurance are set up in the new tenants' names (if applicable) PRIOR to getting keys

Preparing the Standard Form of Lease and customizing with additional terms

Fee Options for minding tenants
Our fee is 45% of monthly rent affordably calculated as:
First payment of 10% is due upon signing agreement with
NIAGARA LANDLORD SERVICES
Last payment of 35% is due upon our obtaining a signed lease by the tenant
**IF OWNER DOES NOT CHOOSE OPTION 1 or TENANT HAS STOPPED PAYING REGULAR RENT THEN OPTION 2 IS AUTOMATICALLY APPLIED
ONGOING MANAGEMENT INVOLVES:

All rent payments go directly to the Landlord unless otherwise directed.

Receiving all communications from tenants

Receiving and assessing complaints from tenants

Researching/interviewing/obtaining quotes for workers to make repairs/installations of appliances

Providing access for workers to do repairs (no mark up from NLS on repair jobs; owner pays workers directly)

Preparing and sending letters and general notices to tenants (ie. Permission letters for cable, formal letters to address issues, notices about upcoming repairs, etc.)

Notices for rent increase/lease renewals

Testing smoke alarms and carbon monoxide detectors, twice yearly, and replacing batteries as required

Having tenants sign acknowledgment log to test smoke detectors, twice yearly

Assessing property by conducting a walk-through when tenant is moving in or out
-
Replace furnace filter, if required
(Owner to supply filter)

Collecting mail as instructed by the Owner
OPTION 1
In exchange for fully managing the property, NLS will be paid 7% of the monthly rent that is COLLECTED.
For 3 or more units, or for buildings less than 5 years old, the fee will be only 5% of the monthly rent collected and payable within 3 days of receiving the rent.
Therefore, if the Tenant does not pay, the owner does not have to pay the managing fee until rent is collected but Option 2 will commence (flat rates - see below)
The owner should refer to the “Other Services” to assist in collecting missed rent.
OPTION 2
If the Owner(s) wishes to manage the property themselves and only use NLS periodically, the charge is only $30 per occurrence/visit. NLS will communicate with tenants/service providers only to deal with current issues.
FOR EXAMPLE: if a tenant has a dog that keeps barking, all phone calls, notices, professional visits, and letters are a flat fee of $30

Smoke / CO monitors tested, with signed log from tenant
Taking photos for appraisals

All filing costs to be paid by owner.
